Everything “home” related works now (lights, door locks, cameras, etc w/homekit)… when I update is it just unplug (power, network, & hdmi) the old one and plug in the new one? Or is there anything else I should do first?
I rely mainly on Netflix, YouTube (no subscription), and AppleTV+ for apps. Not a gamer, just a simple “set top box” and my home hub.

Yep, and if you have another screen to hook up to, I would recommend setting up the new one while the original is still connected. One home screen should handle most of it, but always good to double check settings.
You will likely need to sign into your accounts again.
